Welcome to
Die Welle Köln.

On the former site of the Deutsche Welle broadcasting center, a new kind of neighborhood is taking shape — car-free, green, family-friendly, and forward-looking.
Die Welle Köln stands for contemporary living with exceptional quality of life, right in the heart of Cologne-Marienburg, one of the city’s most sought-after districts.
A place designed to make everyday life easier and living more enjoyable — for everyone who values sustainable living and a true sense of home.
The Neighborhood

A Community for
All Generations
Urban in concept, green in design, and entirely car-free:
Die Welle Köln is creating a vibrant new residential quarter on 86,000 m² – modern, sustainable,
and lively.
Urban, green, and car-free – a new chapter of Cologne-Marienburg.
In the center of Cologne-Marienburg, the former Deutsche Welle site is being transformed into a neighborhood with character. The development combines modern architecture, thoughtful floor plans, and sustainable urban planning to create an inclusive home for all life stages.
Across approximately 86,000 m² of gross floor area, 752 apartments are being built — ranging from one to five rooms, each with generous outdoor spaces such as private gardens, balconies, or loggias.
The car-free concept ensures peace, safety, and space for interaction. Green courtyards, rooftop gardens, and landscaped open spaces enhance the microclimate and residents’ well-being.
A central boulevard with community gardens, playgrounds, and a public square invites people to meet, relax, and connect.
Retail spaces for daily needs, a daycare center with six groups, and diverse mobility options make Die Welle Köln a place where sustainability, family, and everyday life come together seamlessly.

Architecture
with Character

Inspired by the site’s history, designed for people, and built with quality.
On the former Deutsche Welle campus, a new home is emerging — green, car-free, family-oriented, and future-focused.
Die Welle Köln combines modern residential comfort with a distinctive architectural identity, set in one of Cologne’s most desirable districts: Marienburg.
Design with Identity
The architecture of Die Welle Köln pays tribute to the site’s legacy.
Drawing inspiration from the iconic color towers of the former broadcasting headquarters, the
design reinterprets their palette in a refined composition of red, green, and blue tones — expressed through premium ceramic, plaster, and golden metal façades.
The result is a modern, timeless ensemble with depth, texture, and a strong sense of place.

Diverse. Car-Free. Future-Oriented.
Die Welle Köln redefines urban living:
– Car-free by design
– Socially mixed and community-oriented
– Architecturally distinctive
From compact apartments to generous family homes — all surrounded by green spaces, local amenities, and excellent connectivity.
A sustainable living environment for today and tomorrow.
